Here’s an example of a market update you could send to potential sellers.
Right now, as you likely know, there’s no inventory in the market, seemingly every seller is fetching multiple offers, and properties are selling fast. Truly, there hasn’t been a better time to be a home seller in a long time, which means there are plenty of people out there who need your help to get the most out of their home sale. Posting a market update is a great way to source more seller leads. Market updates help you get in front of sellers, showcase your expertise, and provide them with all the information they need to contact you.
You can post updates via Facebook Live, Instagram Stories, or other social media platforms you’re already active on. Here’s an example of a market update that I would give on my page:
“Hey everybody out there! If you’ve been watching the news or thinking about putting your house on the market, now would be an excellent time to do so, and here’s why: Prices are going up across the board here in Oakland County. For instance, there has been a year-over-year price increase of more than 15%, bringing the average sale price up from $222,000 in 2019 to $257,000 this month—that’s huge!
The second reason is that we have a super low inventory of homes. Last year at this time, there was roughly a three-month supply in our market; we’re now down to just a 1.5-month supply. Fewer options for buyers means more competition among them and a greater sense of urgency.
The third reason why now is a great time to sell your house is that interest rates are historically low. (We’re currently in the 2.8% zone, which is absolutely unheard of). That makes buyers eager to get pre-qualified and start submitting offers so they can lock in a low rate and save thousands on interest payments over the life of their loan.
So, to recap, prices are strong, inventory is low, and interest rates are even lower. Together, these factors create a near-perfect environment for you to sell quickly and for top dollar.
