Here are six things every seller should be doing for a successful sale.
The spring buying season is here, so if you’ve been considering selling your home in this market, here are some tips to help get your home ready for sale:
1. Curb appeal. Enhance the curb appeal by cleaning out your flowerbeds, trimming hedges, putting down new mulch, and placing some potted flowers on your front porch. A fresh coat of paint on the front door is a good idea, too. A bright red or dark charcoal black truly pops. Don’t forget about cleaning up the area by your mailbox, either!
2. Paint with neutral colors. Lime green and hot pink don’t translate well with today’s buyers. They don’t want to come in and repaint the walls, so you should paint over any of those bold colors with light, neutral tones. Painting brings you the highest return on the money you spend. Invest a little bit of time looking for colors that are in the white tones. If you do want to add a splash of color to a room, do it with new curtains or throw pillows.
3. Have your home thoroughly cleaned. You want to appeal to all the senses. If you have sticky counters, buyers will feel it. If your carpets are dirty, they will notice. We recommend hiring a company to do a professional cleaning.
“Your curb appeal is the first thing that a potential buyer sees.”
4. Declutter. You want clear sightlines for buyers, and you don’t want anything on the countertops so buyers can see how much space there is.
5. Appealing smells. Appealing to buyers’ noses with the scent of chocolate chip cookies or hot cinnamon rolls makes you stand out from the competition. We recommend having a candle warmer set up with one of those scents or something similar, like apple pie.
6. Play some light music. This appeals to buyers’ ears. This really does make a difference. A client of ours sold their home partially because of the jazz music that was playing while the buyer was viewing the home.
